Phases 1 and 2

Attracted by a reputation for delivering high quality projects, Terrace Hill Limited approached Interserve to negotiate the design and build of this commercial office development consisting of an in-situ concrete flat slab frame on piled foundations.

Initially designed as a single 3,600 sq m development over three floors with underground car parking and roof mounted plant. Prior to completion, a major tenant was secured for this docklands development area. As a result the team was asked to provide a further 2,700 sq m negotiated design and build to meet their needs.

Terrace Hill Limited’s concept was fully realised in our design and construct solution. The project met the strict budget without loss of quality and fittings. It also achieved a BREEAM “Very Good” certification proving the development’s minimal environmental impact.

The project received a 'Considerate Constructors' award due to its consideration of the environment, its workforce and the general public. Sustainable aspects of the development included:

  • Carbon dioxide emissions below the minimum requirements of the Building Regulations ADL2
  • Achieved the air permeability testing requirement well below the standard at 1.69 m³ / hour m² considered to be the leading edge of Best Practice
  • Extensive use of natural daylight
  • Maximised fresh air and ventilation
  • Re-use of brownfield site on former dockland
  • An 85 per cent net lettable floor space
  • Phase 1 of the build was completed in November 2005 and Phase 2 concluded in October 2006 on time

The success of the first service delivery was such that we were awarded further work as we negotiated the two stages of fit-out works for Admiral Insurance providing IT services, training accommodation and restaurant facilities for over 1,000 staff. The fit out works were completed by February 2007.
